Q&A with a Former Officer Turned Agent: What You Can Ask Me (And Others) Before Listing or Buying

If you’ve followed me for a while, you know I didn’t start my career in real estate.
Before becoming a real estate agent, I spent years in law enforcement. That experience shaped how I work today: detail-focused, calm under pressure, direct, and committed to protecting the people I serve.
Whether you’re buying or selling, the right questions matter. Here are some you can ask me, and any agent you’re considering, before you make your move.
Q: What’s your strategy in this market?
Markets shift. Conditions change. Buyer
evolves.
Ask:
• How will you price my home?
• How will you compete if I’m buying?
• What happens if the first week is slow?
There should always be a plan, not guesswork. I believe in strategy, not hope. That means reviewing comparable sales, understanding current demand, and adjusting when needed.
Q: How do you handle pressure or difficult situations?
In real estate, things don’t always go smoothly. Inspections uncover surprises. Offers fall apart. Emotions run high.
My background taught me how to stay steady when things escalate. You want someone who doesn’t panic when there’s a challenge, someone who leans in, solves the issue, and protects your position.
Ask:
• How do you manage negotiations?
• How do you handle multiple-offer scenarios?
• What happens if a deal starts to go sideways?
You deserve clear answers.
Q: What should I be doing right now to prepare?

For sellers:
• What improvements actually add value?
• What’s not worth spending money on?
• How should we position this home?
For buyers:
• What does “move-in ready” really mean?
• When should I walk away?
• What risks should I be aware of?
An experienced agent won’t just open doors or post a listing. They’ll guide you before you even hit the market.
Q: What don’t most people think to ask?
This is one of my favourites.
Ask about:
• Neighbourhood trends
• Future development nearby
• Average days on market
• Sale-to-list price ratios
• Exit strategies if plans change
Buying and selling is about more than today. It’s about where you’ll be 3 to 5 years from now.
Q: What’s your communication style?
Do they respond quickly? Are they proactive?
Will they tell you the truth, even when it’s uncomfortable?
In my previous career, communication wasn’t optional. It was critical. I bring that same standard into every transaction. You’ll know what’s happening, when it’s happening, and what your options are.
You’re Allowed to Interview Your Agent
This is one of the biggest financial decisions you’ll make. You should feel confident asking direct questions.
A good agent won’t be offended. They’ll welcome it.
If you’re thinking about buying or selling and want straightforward answers, I’m always happy to sit down and talk through your options, no pressure, just clarity.
Because informed decisions are strong decisions.
