🕵️‍♂️ How to Read Between the Lines of a Property Disclosure: A Former Cop’s Perspective

In law enforcement, I learned early that what’s not said can be just as important as what is said. The same lesson applies when reviewing a property disclosure statement.
When you’re buying a home, the seller’s disclosure is meant to give you a clear picture of the property’s condition, but sometimes, the real story hides between the lines. Here’s what I look for as both a Realtor® and a former officer trained to notice details others might miss.
🔍 1. Look for vague wording
Phrases like “to the best of my knowledge” or “minor water issue” can sound harmless, but they often deserve a closer look. If a seller mentions something without giving context, it’s worth asking follow-up questions or requesting documentation. In policing, we called that “digging for clarity.” In real estate, it’s just good due diligence.
🧱 2. Watch for “fixed” problems
If a disclosure mentions that something “was repaired” or “hasn’t been an issue since,” don’t automatically cross it off your list. Ask who did the work, when, and whether there’s a warranty or receipt. A quality repair is a positive sign; a patch job could be a future headache.
💧 3. Don’t ignore patterns
Multiple small issues; like “occasional dampness,” “minor cracks,” and “some settling”, can sometimes point to one larger problem (for instance, drainage or foundation concerns). My background taught me to look for patterns rather than isolated incidents. The same principle applies when reading disclosures, small clues often add up to a bigger story.

Think of your home inspector as your backup partner on the scene. If something shows up in the inspection report that wasn’t mentioned in the disclosure, that’s a red flag worth investigating. It doesn’t always mean dishonesty, sometimes homeowners truly don’t know, but it’s your cue to gather more information before you sign.

One of the best lessons from policing? Clear communication prevents problems later. If something doesn’t sit right, ask the seller’s agent directly, in writing, so there’s a record of their response. It’s a simple way to protect yourself and ensure transparency.
